Answer: You can only have your parental rights removed by the courts. If there was nothing signed by a judge, you still have parental rights, legally.

Answer: You can try to file for sole custody but usually if the father asks at all for visitation then he gets it. Assuming he is a fit parent anyway. Dont deprive the kid of a father. If he is sending child support then just live your life like he doesnt exist. If he isnt in the way then whats the harm. One day your child will wander where daddy is and it would be a shame if he resents you for making the attempt of pushing him out of the childs life. If he still has visitation then its just his fault for not using them. You would get child support though if you had sole custody. The only way you wouldnt is if he signed away his rights completely. Even then unless there is another man (stepdad) adopting, he would probably have to pay.

Our gross is $10k. We're looking to spend $2500 on mortgage(including,tax,principal,insurance) which will be 25% of our monthly income.

Answer: Lenders typically don't want you to spend more than 29-30% of your gross monthly income on your mortgage. I would go more conservatively and shoot for 22-25% of your gross income.
Learning from some of my friends, you don't want to live for your house, and situations change and change quickly especially given the looming recession and given that residential property values are estimated to fall another 10-20% in most areas.
In my opinion you would better off spending less and paying down on the mortgage more quickly to build equity.

Answer: Angie is right, it totally depends on the site. In my opinion, i million visitiors a month is not a lot when you compare that to huge sites like facebook or youtube. But, I'd say a site with 1 million visitiors a month is probably worth $5000 a month at the very low minimum, the site could make that alone in advertising costs.

When they figure out your monthly income do they take 3 years and divide it by 3 to get the average or do they tend to look at the most recent year and consider that your salary? Because, if you got this job right at of college it onlys obvious that it would just keep going up.
Answer: Well that all depends on your Credit, down payment, loan type, and how much you have in assets.
If you have excellent credit they may ask for very little verification, like you tell me and i believe you because of your credit. If your credit is good but not great they will ask for two years of taxes and take the lowest of the two years or take an average. With okay credit they will take an average of three years. But depending on the underwriter all this is subject to change.
How Brokers determine what they need is by reading the desktop underwriting results, from whoever they plan to sell the loan to. So it is not cut and dry.

Question: How to calculate monthly income based on annual salary? Let's use this example - 30k annual salary
Would you do:
1) 30,000 / 2080 = 14.22
14.22 x 160 (for four 40hr work weeks per month) = $2307.69 per month gross income
OR
2) 30,000 / 12 = $2500 per month gross income
The reason I asked is because in my current job, the math works out like in option #1. I get paid bi-weekly and calculated using the gross income value.
But in my new job, the offer letter states my annual and monthly income in which the monthly income math works out like option #2.
What's the reason for doing it one way or another? Which method is correct?
Answer: The difference comes from how often you are paid. If you are paid every two weeks, you actually receive 26 paychecks a year. Occassionally there will be months where you receive three paychecks, because each month (other than Feb) is actually slightly longer than four weeks.
If you are paid twice a month like on the 1st and 15th then you would only be getting 24 paychecks, and each one would be slightly higher. In this case the math is: 30,000 / 24 = 1,250 per paycheck. 2 paychecks per month = $2500 per month.
If you are paid every other week, then the math is 30,000/26 = 1153.85 per paycheck, but you can't really do a monthly number. For example, March has 31 days, which is 4.43 weeks, which gives you a monthly pay of 2,555. But in months with 30 days it will only be $2,469.

Answer: Assuming that you get payslips with your job, grab your last one and look at your net pay. It should show you how much you've been paid since April this year. Take the total since April and divide it by 7 if you're looking at your October payslip or 8 if looking at a November payslip. This will give you the average net pay for each month.
If you're paid weekly, divide the total net pay figure from April by the number of weeks from April to the payslip you're looking at. Then multiply the average weekly figure by 4 to give you a monthly average. At the end of the day it's not vitally important which figure you use but best to be accurate in case you need an overdraft or loan in the future when the bank will want to know what you get paid when assessing whether to give you one as they'd need to know whether you could afford to repay it.
