Answer: I'm not a lawyer, but I'm pretty sure they can't file criminal charges unless they have proof you deliberately damaged or sold the property or are lying. Sounds like they're just strong-arming you into paying off the lease.
You are liable for paying the property in full, unless you purchased a liability damage waiver (like a kind of insurance against this sort of thing). So, they will be able to bill you to death and ruin your credit report until you pay it off.
Do you know any law schools near you at all? If so, I would definitely search on the school's website to see what they have in terms of legal clinics. Basically, at a clinic, law students (alongside professional lawyers) work for free to get experience. They're generally very enthusiastic and nice and could give you advice and options. They also might contact the company up on your behalf (which might get the company to back off and stop harassing you), and maybe you guys can reach a more amiable payment agreement.

Answer: Imo (mind you i only deal with long term tenants). If this is a three day rental than it should be treated like a hotel. Your payin to live there and your also paying for the cleaning charge. It doesn't make sence if your the one that has to do the cleaning. Does the Best Western make you wash the bed covers before you leave? Now if that's part of the agreement for you to get your deposit back... well than your suck doing a bit of cleaning. If not than ya you shouldn't have to pay for the cleaning and do it. Answer: It is to your advantage to keep both your insurance agent and your property manager well-informed. My property manager actually is on my policy as a loss-payee. Your property manager should have a copy of your insurance policy as well.

Answer: Not a lawyer but I believe a postnuptial agreement that has been agreed to and witnessed properly would override community property. Community property is usually used when there are no other wills or testaments stating otherwise.

Answer: In general the agreement precludes you from any type of, major changes to plants, wildlife, building, etc... though some landscaping or a small shed may be permitted and in return reduces your taxes. Having a non-profit on the land adds a new wrinkle for which there are no generalities. You should check with your local government as each localities regulations are different.

Answer: Yes if they don't you can keep their earnest money. You probably can't make them complete the sale and if they have a contingency like needing to get financing or sell an old home they may not have done that so will get back the earnest money.

Answer: Presuming they all have equal shares, they would all have to agree to the sale. In order for 2 owners to sell without permission of the third would involve a court action. A suit for partition. Although you didn't say, I presume the property has been probated, otherwise you don't have title to the property.

Answer: Depending on what was stated in your verbal agreement, just follow what you agreed to, but know that verbal contracts in real estate are not enforced. At the very least, the buyers could decide to take you to court and collect, where you must respond if you do get a court order. It's more than a nuisance; wasting your time and money if you hire an attorney.
You can wait to see if they do try to take you to court, if all they do is threaten you then it is not much. If they want to take you to court, you can the decide to settle out of court if you want.

I held the property for 2 months for them. They signed an agreement and paid a security deposit and first month rent. They backed out 5 days prior to moving in. Answer: they signed a lease. that's a binding contract. you have every right to keep the money they already gave. heck you can also sue them for the lost rent. I would not allow them to come take pictures. I wonder why they would want to do that?!? I can't believe they did that to you. Answer: You have not mentioned which religion you belonged to and were the property is situated.In India before making any property settlement the Law governing the inheritance of the parties the religion they belonged to should be looked into.
